This agreement constitutes a contract between the Guest(s) and Cramers Creekside Cabins, Inc.. Any monies received by Cramers Creekside Cabins, Inc. for occupancy of vacation property indicate the acceptance of the terms and conditions of this Vacation Rental Lease Agreement. This rental agreement is entered into by and between the renter, hereinafter referred to as "Guest" and Cramers Creekside Cabins, Inc., hereinafter referred to as "Agent".
Reservation Requirements - Reservations are not considered "guaranteed" until a signed rental agreement and deposit t is received by Agent..
Cancellations - VRBO, Airbnb and Cramers Creekside Cabins, Inc. each have different cancellation policies. Check your booking source for your cancellation policy. Cancellation policy for direct bookings through Cramers Creekside Cabins, Inc. are as follows. Cancellations 30 days or more prior to arrival will be subject to a $100.00 cancellation fee. Cancellations within 30 days prior to date of arrival will forfeit all monies paid and will not be eligible for any refund.
Confirmation of Reservation - Confirmation of the reservation will be emailed, faxed or mailed to Guest upon receipt of the reservation advance payment and signed Vacation Rental Lease Agreement. Please read the confirmation for accuracy of dates, mailing address, number of adults/children and accommodations. Any errors should be directed to the reservations department immediately for resolution.
Refund Policy - Agent cannot guarantee against mechanical failure of heating, air conditioning, hot tubs, televisions, satellite receivers, DVD players, VCRs or other appliances. Please report any inoperative equipment to our office immediately. Agent will make every reasonable effort to have repairs made quickly and efficiently No refunds or rent reductions will be made due to failure of appliances or equipment. Additionally, there are no refunds for delayed arrivals or early departures. For your convenience, we offer trip insurance through CSA for 6.5% of the total of your reservation. Please call for more information, or to add this to your reservation.
Acts of God - Neither Agent or Owner shall be liable for events beyond their control which may interfere with Guest occupancy, including but not limited to acts of God, acts of governmental agencies, fire, strikes, war, or inclement weather. No rebate or refund will be offered in these circumstances.
Age Requirements - Guests under the age of 22 unaccompanied by a parent or legal guardian will not be permitted to check in and will lose all funds paid to Agent. Any reservations made under false pretenses will result in loss of advance payments and possible removal of guest from rental unit. For an age waiver please contact our office at 423-532-7216. No house parties allowed.
Check In / Check Out Times - Check in time is 4:00 p.m. or later. Keys or key codes will not be available until the property is ready for occupancy, no exceptions. Agent will make every effort to have the rental property ready for Guest occupancy at check in time, but Agent cannot guarantee the exact time of occupancy. Please call us at 423-532-7216 in advance if you may be arriving after 8:00 p.m. for approval from agent. Check out time is 10:00 a.m. or earlier. Check out time is strictly enforced so that we have adequate time to prepare the property for the next guest. Guests that do not vacate the rental property by 10:00 a.m. without the consent of the Agent are subject to a fee equal to one rental day.
Late Arrivals - Note: Checking in after 9 PM EST is not permitted.
Maximum Occupancy - At all times, the maximum occupancy is the number in which the unit sleeps, including children. Occupancy limits are in accordance with rules of the State Fire Marshall's office. Guests and visitors must be pre-approved by Agent in advance. For approved additional guests over 12 years of age, you will be charged $15.00 per night per guest.
Furnishings - Furnishings are subject to change. Furniture, bedding, mattress pads, utensils or any other property supplied with the rental property must not be taken out or moved from one property to another. Loss of these items, as well as damage to the property or furnishings in excess of normal wear will be charged to the guest.
Items Provided by Agent - A basic supply of linens is provided in each property. Bed linen and bath towels are not changed during your stay, however some properties have washer and dryer for your convenience. We also provide a starter amount of bath soap, paper towels, dishwashing and dishwasher detergent, trash bags, and toilet tissue. Guests should bring any personal articles, food and drink, coffee filters, napkins, foil, etc. It is also suggested that guest bring extra towels for pool/spa use.

Pool Table (if applicable)
There is absolutely nothing to be placed on the pool table except the billiard balls. Any damage to the felt will result in
a $500.00 fee (that's how much it costs to replace felt) Please be careful of the windows, shorter cue sticks are
provided.
Rental Assignment Change -Agent reserves the right to change rental assignments without prior notice or liability in the event of sale of the rental property, or if the unit becomes unavailable. In such instances, Agent will make comparable accommodations for the Guest.
Pets Policy -You acknowledge that no pets are allowed in or on the premises unless Agent has expressly authorized such use. For our pet friendly cabins, there is a non-refundable fee of $79.00 to $89.00 per pet per stay, There will be a $250.00 penalty per pet if pet is present without payment of pet fee.

Hot Tubs Safety
USE THE HOT TUB AT YOUR OWN RISK. ADD NOTHING TO THE HOT TUB EXCEPT YOURSELVES.
Any extra cleaning of the hot tub that is required due to the activities of the guest will be charged to the registered guest.
Do Not stand or sit on the hot tub cover. There will be a $500.00 charge for damaged or broken covers.
Hot Tubs -Hot tubs have been cleaned prior to your arrival. If Guest requires an additional cleaning during their stay, a fee of $40.00
will be charged. For Guest safety and health, each hot tub is drained, cleaned, disinfected, refilled,
chemically treated, and tested following each stay.
Fireplaces - All fireplaces are seasonal and are non operational from May 1 through October 1. For wood burning fireplaces, some rental properties are not provided with firewood, however it can be purchased from various local stores at reaso nable prices. Cramers Creekside Cabins, Inc can also provide firewood at an additional fee with advanced notice.
Creek Safety - Creeks and rivers flow at different rates due to weather conditions. Watch children carefully and Do Not enter the
water unless you are sure of your safety.
Pest Control - Many different pests live and thrive in this region. Your unit has been professionally treated by a commercial pest control company with precise and complete preventative treatments in an effort to keep all pests and bugs outdoors. Should you experience a pest control issue, please contact the office immediately so that Agent may attempt to resolve the issue in a timely manner. We cannot be held resposible for flying insects. Please be sure to keep doors closed.
Indemnification and Hold Harmless - Guest agrees to indemnify and hold harmless the Agent and Owner for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guest use and occupancy of the rental property including but not limited to any claim or liability for personal injury or damage or theft of property which is made, incurred or sustained by Guest.
Violation of Agreement - If Guest violates any of the conditions of this agreement, Agent may terminate this agreement and enter premises. Upon notice of termination of this agreement, Guest shall vacate the premises immediately and forfeit all monies paid to date.
Smoking - Smoking is not allowed indoors of said premises and ashtrays are provided for outdoor use. Guest is responsible for any litter created. If you do smoke do not smoke near open windows or doors as the smoke will create odor in the furniture and linens. If it is discovered that smoking took place indoors an additional cleaning fee of $300.00 will be charged.
Other Rules/Regulations -The guest shall not assign this agreement or sublet the property in whole or in part. An activity Constituting a nuisance of which is offensive or disruptive is not allowed. Any noxious or illegal acts, including but not limited to illegal drug use, trafficking, use of alcohol by minors, etc. will constitute grounds for immediate eviction with no refund of rent or security deposit.
Wildlife - Please be mindful of the bears and do not leave trash outside unless stored in the bear proof container provided. Bears may seem playful and friendly, but contact should be avoided to ensure personal safety.
Credit Card - Agreement - I am providing my credit card number as a guarantee of payment to Agent. I agree to pay all rent and charges related to property rental. I accept all terms of the lease agreement and accept all liability for rent and charges related to property rental, as well as any damage beyond normal wear during the term of my lease with Agent. In the absence of another payment arrangement, I authorize Agent to charge my credit card for payment of these items.

Lost and Found - Items left by guest will be held in our facility for up to 2 weeks after check out. Guest must contact Cramers Creekside Cabins, Inc. with in that period of time to request to have items shipped to them if they choose to do so. Guest will incur a shipping and handling fee for returned items. Before check out inspect that all drawers, closets, washer and dryers do not contain guests personal items. All items not claimed within the 2 week period will be donated to a non-profit organization.
Fireworks are prohibited.
No events, weddings, receptions etc... are permitted without permission in writing from management.
Be sure to provide copy of driver's license of the primary registered guest when returning signed / initialed rental agreement. In order to receive a key code these items will be required prior to arrival.

EXPRESS CHECK IN PROCEDURE
Check in is 4 pm or after. Please call the office at 423-532-7216
between 3 pm and 4 pm the day of check in and we will provide you a key code for the cabin.
Once you receive the key code you may go directly to your cabin after 4 pm.
Note: Checking in after 9 PM EST is not permitted.
Check out is at 10:00 am or before.
Be sure to send this signed, initialed and dated agreement via fax, scan and email or USPS
to our office at least 3 days prior to arrival. Remember to include copy of primary registered guest valid driver's license. Without receipt of this completed agreement and copy of driver's license we will not be able to provide a key code to access the cabin.
